Land & Planning Manager
We are recruiting a strategic land professional to support the growth of the RO Land business. We are part of the RO Group, a long-standing, entrepreneurial property company based in Potters Bar. RO Land is focused on finding, securing and promoting sites suitable for residential, commercial and energy uses in the northern home counties, Cambridge to Oxford arc and South Midlands (Herts, Beds, Bucks, Essex, Oxfordshire, Cambs, Northants, Berks).
This is a broad role working closely with and supporting the Strategic Land Director.

The role will be focused on the identification of strategic land opportunities through local plans, land identification software, and agency contacts, completing land promotion contracts and the management of projects through planning to sale.
Key Roles & Responsibilities:
Deal Sourcing:

Identifying sites through software systems, local plans, land registry & agency contacts.

Understanding of planning policy and monitoring changes to Local Plans within the region.

Evaluating the planning potential of strategic sites by examining site-specific issues, the local authority planning position and by engagement with external planning consultants.

Negotiating Heads of Terms for promotion agreements or options.

Preparing financial appraisals.

Assisting with the preparation of investment papers.
Project Management:

Assisting with, or managing the planning process for the sites under control. If experienced enough the right person could manage their own book of projects.

Assisting with / managing external project consultants (highways, Flooding, Heritage etc).

Attending meetings with landowners, agents, local authorities and external consultants and developing positive relationships with the key people.

Assisting with / running the preparation and management of planning applications, appeals and S106 negotiations.

Drafting of regular reports to the board and landowners.

Assisting with the asset level business plans.
